From privacy booths to smart parking garages: These photos show what offices of the future will look like

Technology has dramatically changed where, when and how people work. Another contributing factor that isn’t as sexy but is arguably just as influential for the working world: the rising price of commercial real estate.

As the cost of traditional 10- to 15-year office leases has ticked up nationwide, corporate tenants who want to be able to scale quickly are turning to shorter and less costly 1- to 5-year leases where they can add (or reduce) square footage at a much faster pace. As a result, flexible and co-working spaces are now the fastest-growing type of office space in commercial real estate. They currently comprise less than 5% of the market and are expected to make up 30% by 2030, according to real-estate company JLL.

CNBC Make It spoke with experts in the office design space for what workers can expect in 2020 and beyond.

Why people thrive in coworking spaces

 

Coworking started as a fringe trend that was expected to fade as fast as it emerged. Several years later, the popularity of coworking has continued to grow rapidly.

Currently, there are over 14,400 coworking spaces all over the world.

It is estimated that by 2022, coworking spaces will be the workplace of choice for about 5.1 million people.

The increasing popularity of coworking spaces has been fueled largely by the increasing number of freelancers and remote workers.

The Microhotel, a Category Seeing a Growth Spurt, Makes Small Stylish

The Moxy Chelsea in New York City. Though their rooms are small, microhotels often have spacious lobbies that invite hanging out and co-working.

They appeal to senior citizens and millennials, business travelers and backpackers. And they’re particularly attractive to hotel developers, who can pack in more guest rooms than in a typical hotel.

They’re known as microhotels, inspired by the Japanese capsule or pod hotels of 40 years ago that offered cheap, tiny accommodations to businessmen.

The new versions — which are most common in but not exclusive to big, expensive cities like New York, London and Paris — are designed, as one hotel expert put it, down to their last square inch. Their guest rooms are small — often half, or less, the size of a typical room in an urban hotel — with furniture that often can be folded up or stowed away, and bathrooms that usually have showers and toilets but no bathtubs. Wall-mounted TVs are also major space savers.

How China’s ‘Cobot’ revolution could transform automation

The cooperative robot model that China is expanding could hold vital lessons for other developing economies that also rely heavily on small businesses.

There’s a “factory of the future” being built in Shanghai, with $150 million in investment from Swiss-Swedish automation giant ABB. Slated for completion in 2020, the factory is a place where “robots will make robots,” according to ABB. But the cutting-edge robotics technology the facility hopes to showcase won’t cater only to heavy industrial needs. It will also largely feature “collaborative automation solutions” — known as cobots — that work with humans instead of replacing them. The facility is evidence of an emerging Chinese automation strategy that’s beginning to reshape the world’s approach to robotics.

The Movement Of Coworking Spaces For Atypical Entrepreneurs

Long Beach, California-based WE Labs recently opened its second coworking space in the historic Packard Building. Behind it is an empty lot, next door is an auto body shop, down the street are swanky new apartments, and a block away is the light rail. It looks like a textbook gentrification setting, but WE Labs’s clients differ from what you’d expect at mainstream, big-city coworking spaces like those in the WeWork empire. They include a bookkeeper, a mental health services nonprofit, painters, and a roller derby-themed fashion designer. Monday to Saturday, 9 a.m. – 6p.m. access is $175 per month—on the low side for coworking space in the L.A. area.
